Who Pays Escrow Fees?

One of the most common questions before using an escrow service is simple: who actually pays for it? Here's exactly how EscrowPK.com's fee structure works.

The fee is split between buyer and seller

EscrowPK.com's escrow fee is 1% of the deal amount, with a minimum of PKR 300 and a cap of PKR 25,000 on very large deals. That fee is split 50/50 — half is added to what the buyer deposits, and half is deducted from what the seller ultimately receives. Neither side carries the full cost alone.

A quick example

On a deal worth PKR 185,000, the total escrow fee would be PKR 1,850 (1% of the deal amount). The buyer's share is PKR 925, added on top of the deal amount, so the buyer deposits PKR 185,925 in total. The seller's share is also PKR 925, deducted from the proceeds, so the seller receives PKR 184,075 once funds are released.

When is the fee actually charged?

Nothing is charged when a deal is created — creating a deal on EscrowPK.com is completely free for both parties. The fee is only ever collected as part of the buyer's deposit, once the deal has been accepted and the buyer is ready to fund it. If a deal is rejected or cancelled before that point, no fee is ever involved.

What if the deal amount changes?

If both parties agree to a change in the deal amount after the deposit, the fee is recalculated accordingly — topped up if the new amount crosses into a higher fee tier, or adjusted down if the amount is reduced, following the same 50/50 split.

Compared to the potential cost of a scam — losing 100% of a payment with nothing to show for it — a small, transparently split fee for verified protection on both sides is a straightforward trade. That's the model EscrowPK.com is built on.
